Frequently Asked Questions
We believe your home is one of your most important investments, and we want to give you the peace of mind that you will be taken care of and your project will be done correctly.
Yes! At Mt Baker Roofing, we understand that a roof replacement is a major investment, and we offer financing options(on approved credit) to make it more affordable.
- Flexible payment plans
- Low-interest financing options
- Fast approval process

Insurance coverage depends on the cause of the damage and the terms of your policy. Homeowners insurance often covers roof replacement if the damage is caused by a sudden and unforeseen event, such as:
- Storms (wind, hail, heavy rain)
- Falling trees or debris
- Fire or vandalism
However, insurance does not cover replacement for age-related wear and tear or lack of maintenance.
If you suspect your roof damage is covered, we recommend:
- Documenting the damage with photos.
- Reviewing your homeowner’s insurance policy.

If your gutters are old, damaged, or not functioning properly, replacing them at the same time as your new roof is a smart investment. Gutters are crucial for directing rainwater away from your home, preventing foundation issues, erosion, and siding damage.
Reasons to replace gutters during a roof replacement:
✅ Cost savings – Replacing gutters alongside a roof avoids the additional labor costs of doing it separately.
✅ Seamless integration – New gutters can be properly aligned with your new roof’s drip edge for better water flow.
✅ Prevention of future issues – If your existing gutters are clogged, sagging, or pulling away, they could cause problems with your new roof.
Our team at Mt Baker Roofing provides expert gutter installation services, ensuring your roofing and drainage systems work together seamlessly.
Yes! Skylights, like roofing materials, age over time and can develop leaks due to worn-out seals or cracked glass. Replacing them during a roof replacement is the best way to ensure:
- Proper sealing and waterproofing – A new roof provides the ideal opportunity to install fresh flashing and waterproof seals around your skylight.
- Cost savings – If you replace your skylight later, it may require removing new roofing materials, increasing labor and costs.
- Energy efficiency – Newer skylight models are designed with better insulation and UV protection, improving indoor comfort and reducing energy bills.
We recommend upgrading skylights during roof replacement to enhance the overall longevity and efficiency of your home.
Not necessarily. If the damage is localized, such as a small leak around a chimney or skylight, targeted repairs may be a cost-effective solution. However, if you’re experiencing multiple leaks, widespread shingle damage, or significant wear, a full replacement may be more practical in the long run.
Signs that a full replacement may be necessary include:
- Multiple leaks throughout the roof
- Widespread granule loss or curling shingles
- A roof that is 15+ years old
- Water damage inside your attic or ceiling stains
At Mt Baker Roofing, we conduct a thorough inspection to determine the best course of action and provide honest recommendations tailored to your specific situation.
It’s entirely up to you! Many homeowners choose to stay home, while others prefer to leave due to the noise and activity involved in the process. Consider the following:
- Roofing work is loud – If you work from home, have young children, or have pets sensitive to noise, you may want to spend the day elsewhere.
- Access to your home is not restricted – You can come and go as needed, but certain areas (such as the driveway or yard) may be temporarily occupied with roofing materials and equipment.
- Safety precautions – If you do stay home, be mindful of falling debris and avoid areas around the house where work is being performed.
Our team at Mt Baker Roofing works efficiently and professionally to minimize disruptions, and we always leave your property clean and debris-free after the job is completed.
Most standard residential roof replacements take between 3-5 days, but several factors can affect the timeline:
- Size and complexity – A simple, single-story home with an asphalt shingle roof can often be completed in one to three days, while a larger, multi-story home or one with a complex design may take longer.
- Material type – Some materials, such as metal and cedar shakes require more precise installation techniques and can take longer than standard asphalt shingles. Mt Baker Roofing is equipped to install any material type.
- Weather conditions – Adverse weather (rain, snow, or high winds) can delay or extend the project as roofing must be installed in safe and dry conditions.
- Structural repairs – If unexpected damage is found during tear-off, such as rotting wood decking or inadequate support, additional time may be needed to complete necessary repairs.
At Mt Baker Roofing, we prioritize efficiency without sacrificing quality, ensuring that your roof is installed properly and built to last.
The cost of a roof replacement depends on several factors, including:
- Roof size and complexity – Larger homes and steeply pitched roofs, including roofs with multiple areas of different pitches, require more materials and labor.
- Material selection – Standard asphalt shingles are the most affordable, while premium options like architectural shingles, metal, slate, or cedar shakes come at a higher cost.
- Underlayment and decking – If the underlayment (moisture barrier) or wood decking needs repair or replacement, it will add to the cost. The underlayment and decking are a large part of a healthy roofing system and are key to preventing leaks and even fire damage. In most cases, these will need to be replaced along with your roofing shingles.
- Ventilation upgrades – Proper ventilation is critical for preventing moisture buildup and prolonging the life of your roof. If additional vents are needed, they can add to the overall expense. Different ventilation styles also offer different aesthetic opportunities and a homeowner may choose to upgrade here based on their stylistic preferences.
- Tear-off and disposal – Removing and disposing of old roofing materials, especially multiple layers, adds labor and landfill fees.
Because every home is different, we provide customized, no-obligation, free estimates based on your specific roof. Contact Mt Baker Roofing for a professional assessment and detailed pricing breakdown.
Mt Baker Roofing uses ‘re-roof’ and ‘roof replacement’ interchangeably. When you work with us, we will always install a full roof replacement that includes the entire Mt Baker Roofing System.
However, it is important to be aware that some companies will skip steps and might define these differently in the name of offering a cheaper but much worse product. For example, some companies might call ‘re-roofing’ an installation of a new layer of shingles over an existing roof only. This does not address underlying issues such as leaks, rotting plywood, or ventilation problems and can often cause more problems than it solves. We will never recommend this approach which is why we can stand behind our products and labor. The Mt Baker Roofing system full roof replacement involves completely removing the old roofing system, including shingles, underlayment, and sometimes even the decking if necessary. A replacement ensures that all components of the roofing system including ventilation, flashing, and insulation are in optimal condition before installing new materials. While this method requires a larger upfront investment, it offers the best long-term durability, energy efficiency, and protection against leaks and structural damage.
A full replacement is the best investment for long-term durability, and we wouldn’t offer our customers or our community anything less than the best with work we can stand behind.
